  The Vision  

Just steps from the National Mall and Tidal Basin, the Southwest Waterfront offers sweeping views of the Washington Monument, Jefferson Memorial, US Capitol, Washington Channel and marinas. With two Metrorail stops, direct access to the region’s major highways, and National Airport just a short cab ride away, the site has unparalleled transportation access. When complete, this 47-acre site will include a unique blend of retail, residential, office, maritime, hotel, park and cultural space that create a vibrant, amenity-rich 24-hour neighborhood for both District residents and visitors.

 

The Anacostia Waterfront Corporation issued a Request for Expressions of Interest (“RFEI”) to developers on March 1, 2006.    Responses were due May 1, 2006.

 

 

Adjacent Development
The neighborhoods of Southwest and Near Southeast are currently being transformed by a wave of development that promises to make it one of the most dynamic and desirable mixed-use waterfront communities in the District. New and planned developments in Southwest include the Mandarin Oriental Hotel, the National Children’s Museum (www.ncm.museum), L’Enfant Plaza, Potomac Place, the Waterside Mall redevelopment (www.waterfrontdc.com), the expansion of Arena Stage, and the new Marina View Towers project.

  • The Mandarin Oriental opened in 2004 and is a 4-star 400 key hotel adjacent to the waterfront.
  • The Residences at Potomac Place, a three building complex with 702 units, sold out in less than 6 months.
  • The National Children’s Museum plans to open a 140,000 SF state-of-the-art facility in 2009.
  • The former Waterside Mall will be redeveloped by Forest City and the Kaempfer Companies into a mixed-use development projected to include office (1.5 million SF), residential (650 units) and retail (75,000 SF), and the re-introduction of 4th Street through the site.
  • Arena Stage is near completion of fundraising for a visionary $100 million expansion of its current site near the Waterfront on M Street SW.
  • Along the Southwest Waterfront, the Anacostia Waterfront Corporation’s goal is to transform parking lots and underutilized streets into a mix of public plazas, boulevards, cultural venues, restaurants, shops and residences.

In Near Southeast, connected to the Southwest Waterfront via the M Street corridor, dramatic redevelopment is taking place as well.

  • Several new office projects have been built: 800,000 SF at the Navy Yard, 1.35 million sf at the new Department of Transportation headquarter, 500,000+ sf in buildings occupied by defense contractors.
  • A new 204-room Marriott Courtyard and Capitol Hill Towers, a 204-unit co-op building, are schedule to open in 2006.
  • The $450 million Capper Carrollsburg Hope VI project is under construction and will bring 1,650 mixed income housing units, 650,000 sf of office and 50,000 sf of retail to the neighborhood.
  • Forest City Washington will be developing 5.5 million sf on a 44-acre site at Southeast Federal Center, to include 2,800 housing units, 1.8 million sf of office, 200 – 400,000 sf of retail/cultural, new parks and marina.
  • The new Washington National’s 41,000 seat baseball stadium is scheduled to open in 2008 and will also bring new vitality to the neighborhood. The Baseball District will include 6 – 10 million sf of mixed use development, including new housing, retail and office.
  • To the south of the ballpark site is Florida Rock, for which a 1 million square foot mixed use office, residential hotel and retail developments is proposed.
  • The District Department of Transportation has also initiated planning for the reconstruction of South Capital Street, envisioned as a grand and lively urban boulevard serving residents and visitors as a principal gateway to the U.S. Capitol, the Anacostia Waterfront and the Southwest, Southeast and Buzzard Point neighborhoods.


   
   
 

Retail Opportunity
Based upon today’s population of 68,000 residents, the Southwest is vastly under retailed. Collectively, the retail base serving Southwest amounts to less than 500,000 SF, or an average of 7 SF of retail per resident, as compared to the national average of 20.7 per person. Significant opportunities exist in Southwest for neighborhood and destination retail serving residents, as well as an ever-expanding base of workers and tourists in Southwest. The presence of the Mandarin Oriental Hotel, along with the opening of the National Children’s Museum, the expansion of Arena Stage and the National’s baseball stadium, will attract a significant number of retail shops and restaurants that will cater to tourists and residents alike.
